Welcome to Burns & Webber Estate Agents. We specialise in residential properties for sale in Guildford and the surrounding villages, throughout GU1 and beyond.
Our Guildford branch is run by Resident Partner, Mark Collins. Having worked in the Guildford property market since 1999 there are few people with more experience of achieving success for their clients in all market conditions. Mark is supported by an expert team, with over 30 years combined experience in the Surrey property market. Our friendly team at our estate agency office at the top of Guildford High Street are perfectly positioned to guide you through your next home move.
We recently sold our flat through Burns and Webber and due to our chain falling through on our purchase side we ended up losing a couple of buyers. Burns and Webber never gave up and worked tirelessly to find us a new buyer each time. They provided pragmatic advice on presenting our flat and kept us in the loop at all times. They negotiated well with our buyers at critical moments.
I would highly recommend the friendly and organised team and would use them again!
Buying and selling houses is always stressful and ours was not an easy process, but throughout Mark and Pippa were absolutely wonderful. Calm, supportive and responsive. Absolutely what you want and need from your estate agent.
The service provided by Burns and Webber has been outstanding. Our purchasers buyer dropped out at literally the last minute, once this happened they worked tirelessly to secure a second purchaser for our property with success which enable us to keep to our original completion date.
We would recommend Burns and Webber to anyone planning to sell their home.
A well established Estate Agents - would highly recommend
Burns & Webber were attentive from the beginning of the process, right the way through to the end. They persevered and were upbeat throughout, but not without reason. They were courteous and friendly.
We would recommend making your timescales clear to them from the outset. We would also recommend that you declutter and dress your house before sale to get the highest price possible, even if you are advised that you do not need to do this.
We think the Guildford team is a very cohesive team who seem to communicate well between themselves and to us. We would definitely recommend them and overall our experience has been a positive one.
Andy was very helpful when we were trying to sell our home. He went above and beyond to ensure the sale exchanged as soon as possible. We were very happy with the service we received from Andy.
Couldn't be happier. Amanda was incredible throughout the purchase at chasing both sides and providing help and advice throughout. Really happy.
Amanda was very helpful always replying to any querie promptly and professionally. Thank you for helping us find our perfect first home!
I was really impressed with the service provided, from viewing all the way to completion. Amanda and Andy both helped with the purchase along the way and were always very calm and helpful. i would definitely recommend using their services! Thank you very much!!!
Amanda was extremely helpful throughout the whole process of purchasing our house. She responded promptly to queries and liaised effectively between all parties concerned. It was a pleasure to deal with an estate agent who understood what it is to act professionally and with integrity.
Initially, we felt the house was overpriced, when we dropped the price the prospective buyers started to arrive. The whole process did take six months and certainly had its ups and down. The downs were that two purchasers backed out at the last minute, which was devastating, but certainly not the fault of Burns and Webber. Throughout the whole process Andy, Amanda and the rest of the team remained supportive and positive that a sale would be achieved. Indeed it was and we move in 12 days time to start our new life in the beautiful Teifi river valley.
Thank you to all of the team for putting up with our stresses and getting us there in the end.
Karen and Rikki
Overall, the purchase process went well, with Burns and Webber's personnel always on hand to help with queries and to keep the process moving. Most importantly, when the inevitable 'sticky' moments arose, Andy, in particular, maintained his professionalism and kept open the lines of communication that helped calm the situation and achieve a satisfactory outcome for both parties.
We would certainly recommend Burns and Webber to anybody wishing to buy or sell property.
We had a great experience with Burns & Webber. We dealt mainly with Clare Puttock and thought she was excellent.
From the moment we spoke to Amanda we were completely reassured that she understood exactly what we required in a property. When she found us the house we now call home, the buying process was very smooth. Amanda and her colleagues were always on hand if we had questions were really proactive in helping the sale go through quickly and efficiently. I would not hestitate in recommending Burns & Webber
Mark, Andy and the team were thoroughly professional and personable whilst also being proactive. We got a great results and even during some bumps in the road, they dealt with the issues effectively and communications were exemplary. Thank you all.
Amanda provided us with a professional service and we were really impressed with her communication frequency - we always knew what was happening with our sale!
We found that your whole team were very clear, supportive and enthusiastic to both sellers and purchasers, creating a positive and comfortable experience in what can often be a frustrating and nervous process. Thanks to you all.
From initially enquiring about the house to completing the whole process was very straight forward. Our agent was extremely good and approachable and I would recommend her to others.

Equity release is a method of releasing funds from your main residence to use in any way you choose.
Given the substantial increase in property values over the last 2 to 3 decades, we see a vast number of clients who have significant equity in their homes, but suffer from a reduced income due to increased life expectancy and smaller annual pensions. This sector is one of the fastest growing areas within the financial services arena.
Another key spin off that we are seeing a lot more of, is clients releasing equity to help their children or grandchildren with a deposit for their first home. This also has the potential of reducing and even eliminating an inheritance tax... read more

We are now fast approaching the second phase of the Government’s crackdown on private Buy-to-Let landlords, with the restriction on the lucrative tax relief claimed on rental properties. The first, being the rise in Stamp Duty for 2nd home and investment purchases which came into effect following last spring’s budget. This had the desired effect of slowing down the stampede and probably stopping many cautious or first time investment purchasers, but many seasoned and canny buyers realised that the long term forecast for the housing market, especially in the south east, is likely to continue its upward trend and whilst the additional costs are a burden, the capital growth is the prize.... read more
It’s no secret that buying or selling a home is the biggest investment we typically make in our lifetime. So, when the time comes to sell we naturally want to make sure we get the best possible price. However, by listing your property at an inflated price, you could actually end up losing money, as well as a considerable amount of precious time in the process.
Take the recent example by consumer watchdog Which? highlighting a seller who placed their property on the market after obtaining valuations, ranging from £480,000 to... read more
