Buyers

Discover what Burns & Webber can do to help you find your dream home.

Selling to us means more than simply placing an advert on the internet and waiting for the phone to ring; we look at each buyer's requirements and match buyers to properties that are right for them. Read on to find out what we can do for you to help you find your dream home.

Find Out What You Can Afford

If you are looking to buy a property, whether it’s your first home or you’re looking to move up or down the property ladder, your first priority should be to seek financial advice.

If you need a mortgage, finding out how much you can borrow and how much you can afford, before you start the house-hunting process will give you a much clearer picture of the type of property you should be looking for and help avoid possible disappointment should you fall in love with a property that is unobtainable financially.

Our Mortgage Services division offers a range of mortgage broker services, we can look at the whole of market, including a few lending options that are not available on the High Street to help you find the right financial product for your needs.

Register Your Buying Requirements With Us

We sell many properties that never appear on the market because our clients have decided to sell on a ‘Discreet Marketing’ basis, preferring to keep details of their home away from public advertising and the internet.

For you to be able to find out about these properties you need to register your requirements with us. Once you are a registered buyer, you will be able to access our library of Discreet properties on our website by logging in to the MyBurnsandWebber portal.

Using The MyBurnsandWebber Portal

Once you are registered with us, you will start to receive properties matching your search criteria by email and telephone.  You can update how we communicate with you via the MyBurnsandWebber portal.

The portal also gives you 24-7 access to your property search, so if your requirements change you can easily update them at any time.  While you’re searching for properties click the ❤ to shortlist a property and save it in your MyBurnsandWebber account.

Once you’ve had an offer accepted, the MyBurnsandWebber portal will be the place to look for copies of correspondence from us and updates about your purchase.

Selling Your Existing Home

For many sellers, when deciding to move home this is a chicken or egg moment – is it best to put your home on the market for sale before starting your property search, or do you find somewhere you would like to buy before placing your property on the market?

Our best advice is always to get your property on the market as soon as you can.

In the majority of cases it’s only when you have secured a buyer that you are actually able to go out and secure your next home. The market will open up more to you and you’ll be in a better position to negotiate. It is incorrect to think that by selling first, before you find somewhere to buy, that you will somehow be pushed out of your home or be put under pressure to move quickly.

A good estate agent (like Burns & Webber) will make interested buyers aware that you are yet to find, so everyone knows where they stand and the right buyers will usually be happy to wait. This approach means buyers are respectful of your timescale and it actually benefits buyers, as in most cases it gives them a chance to save more deposit while they wait, or put save a little more towards furnishing their new home.

Since you only pay our fee when the property is sold, attempting to sell your home first will cost you nothing if unsuccessful. When you register with us, simply alert us that you have a property to sell and we’ll arrange an up-to-date market appraisal of your home. This service is free and without obligation.
