Welcome to our estate agency office in Cranleigh. We specialise in residential properties for sale in Cranleigh and the surrounding villages with properties for sale throughout GU6 and beyond.
I began my career in estate agency in the early 1980’s, 23 years of which have been with Burns & Webber and our sister company, Curchods. I have worked in various towns and villages across Surrey which has provided me with wealth of knowledge and experience over a broad marketplace. I pride myself on excellent local knowledge and outstanding customer service, looking to build honest, professional relationships with my clients based on trust and expertise. I moved to the area with my family in 2007 and settled in Alfold - and we have never looked back. Having the opportunity to live and work locally, in such a wonderful area, I count myself a lucky man! I truly understand and love the lifestyle this area offers, from the charming village community to the beautiful surrounding countryside. My wife works within the village at Glebelands School and my children are now at college and working within the area.
Great so far!!
Livvy was very informed about the position of the vendors and communication between us was therefore very easy. She is very proactive and responsive and had a good understanding of where we were at all times during the conveyancing process.
Burns and Webber provided an outstanding service in selling our house. Despite a couple of unforeseen issues down the chain, which caused delays, Livvy was very proactive in ensuring everything was kept on track and was tenacious to the very end. Her communication was excellent and very regular, both after viewings and during the conveyancing. She always gave me a very clear report of what was happening at all stages and really went the extra mile to ensure a successful sale. I was extremely impressed.
What an easy person to deal with, she has a great mix of professionalism, friendliness and great interpersonal skills.
I don't want to go through the selling and buying of a property for a long time but when I do I go with this company and Livy anytime.
Livvy was, simply, brilliant for over four months of having to manage and move a chain that was more like herding cats.
She remained calm and committed at all times and it was most reassuring for my wife and I to know we could totally rely on Livvy, whatever was thrown in our path. The final moments were the most tortuous and Livvy continued to be there for us and our buyer, her other side of the client relationship.
The whole team at Burns & Webber were courteous, knowledgeable and proactive in a tough market situation. They used their expertise to overcome a potentially difficult situation late on in the process. They worked well as a team and were all a pleasure to deal with.
We have recently exchanged on the purchase of a property sold by Burns & Webber. Livvy gave us first class and excellent service throughout - from before our offer was submitted and throughout the whole transaction to date.
Nothing was too much trouble and we cannot thank her enough. She has gone out of her way to keep us informed both on the telephone and by email.
Our experience, therefore, has been entirely positive!
Kept in close contact throughout the process. Obtained answers for our queries promptly.
I was kept well informed by Kevin and the rest of the staff. My main complaint is there seems to be a lack coordination on the part of the legal staff in no way does this reflect on the staff at Burns and Webber.
Many thanks to all the team, it has not been the easiest of sales, I am sure.
Livvy was superb throughout all this, keeping us sane and optimistic through the delays.
I found Kevin very professional but also friendly and approachable. Always returned my phone calls if not available and helped in any way he could. I felt Burns and Webber were much more professional than other Estate Agents I have come across. Would recommend them.
After 3 months of buyer drought, a sale agreed after only a week or so with new agent. Despite it taking over 12 months to be finalised due to issues up the chain Clive and his team were always up to speed, keeping us in the loop and keeping us motivated.
Clive initially gave us sound advice and Kevin then became our main contact. Kevin was always very friendly and professional and resolved any issues very quickly. Would highly recommend him.
Our move would not have happened without the advice and patience of Clive and
his team in Cranleigh. Clive was excellent in dealing with the constant upheaval
In the chain, and the problems which regularly occurred within it.
Clive had a brilliant communications strategy and kept us informed at all times
and did his upmost to keep the Chain alive which was eventually achieved.
I found all the staff at Burns and Webber warm, friendly, well informed and above all very patient.
I would definitely recommend them and use them again.
Having shown us several properties over recent months, Burns & Weber conducted several viewings demonstrating a most professional approach in gauging our needs in tandem with achieving the best possible sale price for the vendor. Whenever we raised questions, our friendly negotiator Kevin always endeavoured to respond as as quickly as he could, mostly within a few hours of a viewing, thus helping us to make informed decisions about a particular property. Happily, we are now at the early stage of our purchase and I know Burns & Weber will do everything possible to support their client and us in the process of the sale and purchase by ourselves. Thank you for your support so far.
Very knowledgeable, friendly, local (which was a huge benefit to me as a non-local) and helpful, understood a great deal about the history of the properties, area and vendors. Could not have been more impressed.
Kevin and Clive at Burns & Webber in Cranleigh could not have been more helpful and efficient at selling our house - a big thank you for all your help. Extremely highly recommend!
Clive came to value my home and was very professional and gave me good advice and I immediately felt I could trust him with my house sale. I interviewed other agents and he was definitely the best. Once I had instructed, Kevin took over as negotiator and did a fantastic job.
My house has a couple of down sides one of which is being on a very busy road. Kevin got loads of people over the door step and was unstintingly professional and above all cheerful! Soon I had an offer and I had seen another property on with the same agents that I wanted to buy, so I got to see them operating from both sides of the table. Again, I cannot fault them. There was a bit of a sticky patch whilst trying to proceed to exchange of contracts but again, Kevin stuck to his guns and got the job done.
Would work with them again any day!
I would, and already have done, recommended Burns and Webber Cranleigh to my friends.
I chose Burns & Webber because I liked their straight forward attitude. The team kept me informed and advised me whenever necessary. I found this very reassuring and would not hesitate to recommend Burns & Webber
Just a quick note to highlight how professional all your staff are at Burns & Webber Cranleigh. In particular I cannot praise Joshua Rourke who handled the sale of our property, enough. He kept us fully informed all the way through and was always totally honest with us. He is a real asset to Burns & Webber.
Josh and Clive were extremely approachable, friendly, maintained professional standards at all times and provided excellent communication throughout. An efficient service, above and beyond. Many thanks.

We are now fast approaching the second phase of the Government’s crackdown on private Buy-to-Let landlords, with the restriction on the lucrative tax relief claimed on rental properties. The first, being the rise in Stamp Duty for 2nd home and investment purchases which came into effect following last spring’s budget. This had the desired effect of slowing down the stampede and probably stopping many cautious or first time investment purchasers, but many seasoned and canny buyers realised that the long term forecast for the housing market, especially in the south east, is likely to continue its upward trend and whilst the additional costs are a burden, the capital growth is the prize.... read more
It’s no secret that buying or selling a home is the biggest investment we typically make in our lifetime. So, when the time comes to sell we naturally want to make sure we get the best possible price. However, by listing your property at an inflated price, you could actually end up losing money, as well as a considerable amount of precious time in the process.
Take the recent example by consumer watchdog Which? highlighting a seller who placed their property on the market after obtaining valuations, ranging from £480,000 to... read more
